The Fideicomiso

The legal bank trust that gives foreign buyers full rights to use, rent, sell and pass on property in coastal and border areas.

From offer to ownership

  1. Agreement & pre-approval

Your offer is accepted with a 5–10% earnest-money deposit while you secure pre-approval.

  2. Underwriting & due diligence

Underwriting runs in parallel with the Notario’s title search and the appraisal.

  3. Fideicomiso

The bank trust is set up (30–90 days) or an existing one is assigned to you (10–30 days).

  4. Closing & disbursement

Final signing at the Notario’s office. Loan funds are wired and transfer taxes (4–7%) are paid.

  5. Registration

The title is recorded with the Public Registry of Property and your rights as beneficiary are secured.
